Morningside, Bruntsfield, Marchmont and the Grange contain some of the finest Victorian tenement and villa stock in Scotland — high ceilings, generous rooms, and bathrooms that have often escaped modernisation entirely.
Marchmont in particular is dominated by 1880s and 1890s tenements built for the middle classes, four and five storeys, with bathrooms that frequently still hold their original cast iron baths. Much of it is now HMO and student let, which brings a different problem: heavy use, quick turnover, and landlords who need the bathroom presentable each September.

Two customers, one street. The owner-occupier in a Grange villa wants a hundred-year-old roll-top restored inside and out, and will pay properly for it. The landlord in a Marchmont tenement wants four chipped baths made good before the students arrive, quickly, without closing the flats.
We do both, and the reason is the same in each case: nothing comes out of the building.
